Down payment = price × percent. Months to save = (down payment + closing costs − savings) ÷ monthly saving.
Frequently asked questions
Do I need 20% down?
No. Conventional loans can go as low as 3%, FHA 3.5% and VA or USDA 0%. Under 20% on conventional loans usually means paying PMI.
Should I include closing costs?
Yes — budget roughly 2–5% of the price for closing costs on top of the down payment.
Where should I keep down payment savings?
In low-risk, easy-access accounts like high-yield savings or short-term CDs, especially if you're buying within a few years.
