How it's calculated
Base loan = price − down. Upfront MIP (1.75%) is added to the loan. Annual MIP (e.g. 0.55%) is charged monthly on the loan. Payment = P&I on the total loan + MIP + tax + insurance.
Frequently asked questions
How long do I pay FHA mortgage insurance?
With under 10% down, annual MIP lasts for the life of the loan. With 10% or more down, it ends after 11 years.
What are the current FHA MIP rates?
Since March 2023 most 30-year FHA loans pay 0.55% a year; 15-year loans can be lower. Upfront MIP is 1.75%. Confirm with your lender.
Can I avoid MIP?
Not on an FHA loan, but you can refinance into a conventional loan later once you have 20% equity.
