How it's calculated
0% up to £125,000, 2% to £250,000, 5% to £925,000, 10% to £1.5m, 12% above. First-time buyers: 0% to £300,000 and 5% to £500,000 (no relief above £500,000). Additional homes: +5% of the whole price. Non-UK residents: +2%.

Who counts as a first-time buyer?
Everyone buying must never have owned a home anywhere in the world, and must intend to live in the property as their main home.
Can I get the 5% surcharge back?
If you sell your previous main home within 3 years of buying the new one, you can claim a refund of the surcharge.
What about Scotland and Wales?
They have their own taxes — Land and Buildings Transaction Tax (Scotland) and Land Transaction Tax (Wales) — with different rates. This calculator covers England and Northern Ireland.
