Results are estimates for planning; real-world values vary.

How to use

  1. 1Pick the state and county.
  2. 2Enter the home's market value.
  3. 3See the estimated yearly and monthly property tax, and how the county compares.

How it's calculated

Estimated tax = home value × effective tax rate. The effective rate is the county's median property tax paid divided by its median home value (Census ACS 2024, via the Tax Foundation).

Frequently asked questions

How accurate is this?

It's an estimate based on what typical homeowners in the county pay. Your actual bill depends on your assessed value, your exact town and school district, and exemptions such as homestead or senior exemptions.

Which states have the highest property taxes?

New Jersey, Illinois and Connecticut have the highest effective rates; Hawaii, Alabama and Nevada the lowest.

Why is my bill different after buying?

Many states reassess at the purchase price (and some cap increases for long-time owners, like California's Prop 13), so new buyers often pay more than neighbors.
