Euribor Variable Mortgage Calculator

Estimate a variable-rate euro mortgage payment from the Euribor index plus your bank's margin — and see how it changes if Euribor moves.

For information and education only — not financial advice. Results are estimates based on the numbers you enter; check important decisions with a qualified professional.

How to use

  1. 1Enter the loan balance, remaining term and your bank's margin.
  2. 2Enter the current 12-month Euribor and a 'what if' Euribor to compare.

How it's calculated

Rate = Euribor + margin (floored at 0% if your contract says so). Payment = standard amortization on the remaining balance and term, recalculated at each review.

Frequently asked questions

Which Euribor applies to my mortgage?

Usually the 12-month Euribor, reviewed every 6 or 12 months, but check your contract — some use 3- or 6-month Euribor.

Where can I find the current Euribor?

It's published daily by the European Money Markets Institute (EMMI) and widely reported by banks and financial sites.

Can the rate go below zero?

Euribor was negative from 2015 to 2022. Many contracts set a floor so the total rate can't go below 0% or the margin.
