Airbnb / Short-Term Rental Income Calculator
Estimate short-term rental income and profit — nightly rate, occupancy, cleaning fees, platform fees, cleaning costs, utilities, management and mortgage — and compare it with a long-term rent.
For information and education only — not financial advice. Results are estimates based on the numbers you enter; check important decisions with a qualified professional.
How to use
- 1Enter your nightly rate, expected occupancy and average stay length.
- 2Enter costs: cleaning, utilities, supplies, management and mortgage.
- 3Compare yearly profit with renting long-term.
How it's calculated
Nights booked = 365 × occupancy. Revenue = nights × rate + stays × cleaning fee. Host fees = revenue × host fee %. Profit = revenue − host fees − cleaning × stays − management % − monthly costs × 12.
Frequently asked questions
What occupancy should I assume?
Many markets average 50–65% for well-run listings; check local data (e.g. AirDNA) and remember seasonality.
What does Airbnb charge hosts?
Usually 3% with split fees (guests pay a service fee too), or about 15% with host-only fees, which is standard for professional hosts and many regions.
Is short-term renting allowed where I live?
Check local rules — many cities require registration or permits, cap the number of nights, or ban non-owner-occupied short lets.
