How it's calculated
Repayment: standard amortization formula. Interest-only: loan × rate ÷ 12 each month, with the full loan repaid at the end. LTV = loan ÷ property value.
Frequently asked questions
Why does LTV matter?
Lenders price mortgages in LTV bands (60%, 75%, 85%, 90%, 95%). A bigger deposit usually unlocks a lower rate.
What happens after a fixed-rate deal ends?
You move to the lender's standard variable rate (SVR), which is usually much higher, so most people remortgage before the fix ends.
Does this include stamp duty?
No. Stamp Duty Land Tax (England & NI), LBTT (Scotland) or LTT (Wales) is paid separately when you buy.
